2180 North High Street
This design focuses density on the corner of Lane Avenue and High Street. It includes a 14-story tower with an amenity penthouse and roof deck. The building steps down north of the tower with a 7-story mid-rise, continues to step to a 3-story building further north, and ends in a two-story residential building along E. Norwich Avenue. The varied heights and massing allow for a variety of unit typologies, from townhouses to traditional units, to be incorporated into the project. The tower element opens to the corner of Lane and High with a deep setback and additional setbacks from Lane Avenue to improve the pedestrian experience.
Retail is located on the ground level of Lane and High. Along High Street, the building elements create interesting setbacks. This introduces unique pedestrian experiences, promotes pedestrian activity, and provides retail access opportunities. Varied setbacks up to 18’ along Pearl Street also provide visual interest on the rear façade and help to create a buffer between the building and the properties to the east. This project includes trees and landscaping all along High Street, Lane Avenue, and Norwich Avenue. A public plaza is introduced towards the north of the site between the 3-story and 2-story buildings. This plaza has access from both High Street and East Norwich Avenue and is surrounded by elements that house a mix of retail and residential on the ground level.
